Negotiating And Auction Bidding

The business end… We negotiate or bid to buy for the best price and terms we can for you, taking into account your circumstances and requirements.
A booking fee is payable with a subsequent success fee when the property is bought. The booking fee will cover attempts to purchase two different properties, if unsuccessful at the first.
Our success fee is between 0.25% and 0.5%.

Search And Purchase

This service is for those who desire a start-to-finish service from “searching” to “signing the contract”… for owner-occupier properties and residential investments. We discuss your wants and needs at the beginning, providing advice and guidance during the search process. Based on our previous clients, the average time a successful purchase takes is four to eight weeks.

Our “search” procedure is highly successful because we remain focussed and only look after a small number of clients at any one time. This service includes bidding and negotiating on properties on your behalf when a desired property(s) has been found. Our success fee is from just over 1% to 2%

Inspect And Advise Consulting Service

We inspect the property of interest and discuss buying strategies with you.  This will be a sit down meeting (where practical) after our inspection. Whilst you will be conducting the negotiations/auction bidding yourself, this is an excellent way for a property buyer to gain insights and advantage over other buyers who may be competing for your property.
This fee is payable at the time of consultation. It will also become deductable should any of our other buying services be used by you at a later time and a success fee paid.

Vendor Advocacy

That is … Our introducing the best selling agent to sell your property. (This service does not conflict with our buying services)

Buyers can also be sellers and it is very handy to know the right people  when time comes to sell your property. We are “in the field”, and know the successful agents. We also meet the individuals and auctioneers. It’s the right combination of “company” and “personnel” that makes the best company, even better. Result? Competency and good communications. 

Allowing us to make the introduction (with your input as appropriate), we can help you to achieve the best outcome. Additionally, during your selling campaign we will be at arm’s length to give our independent opinion on any matters such as when offers are obtained, interpretation of activity etc. From the start, we also assist ensuring the sales commission rate charged is fair and reasonable and the advertising (marketing) costs are kept to a fair minimum.

The good news is our vendor advocacy service is free to you. The selling agent will pay an “introducing” estate agent (that’s us) a referral fee in recognition of the new business introduction. We have assisted many past purchaser clients in this way (and vendors generally). Selling agents are very happy to receive business in this way. Excellent outcomes including top prices and excellent service are what we aim for with our clients.
