Introduction To Our Services

We offer three (3) tailored services for our clients:
(We will provide more detail of each service and full fee structure upon your enquiry)

1/ You have found a property and would like us to help you buy it. We advise and act on your behalf in the purchase. Booking Fee for this service is $695 (for up to two properties) and we act for you. A balance payment is payable upon a successful purchase being made. The balance figure is fixed and competitive.   
Auctions, Private Sales, Expression of interest (EOI), Other.         

2/ Search. You require our full assistance in advising and helping you to locate and buy your home. We provide advice and guidance throughout the process coordinating and liaising with agents – giving direction in the search. We act for you in the actual purchase. Your home buying journey is professionally executed and in this way produces the best opportunity for success. A Booking Fee of $2,750 retains us for three months with you on your home buying search with a balance of fee payable following a successful purchase. Should a search continue beyond 3 months at the wish of both parties, a reduced Booking Fee is then payable. (most searches are successfully achieved within 3 months however)

3/ You wish to look for your home yourself but would like our guidance with involvement along the way. Whilst this is not our full “Search” service, it does provide a number of important key features that we provide to Search clients, but at a small portion of the Search cost. We provide you with important and timely key advice and guidelines from the start and during your looking process. We negotiate/bid at auction when you have found a property you would like to buy. A consultation fee (the bulk of the fee) is payable at the start with a smaller balance payable when a property is purchased. More detail of this service can be discussed upon enquiry.

Our process:

  • Meet to discuss preferred location, property type and budget. Discuss the process we will follow.
  • Provide guidance and advice from the outset
  • Co-ordinate inspections; appointments or open for inspections
  • Maintain contact with agents on client’s behalf; seek new or “off-market” listings; as well as internet search
  • Liaise regularly with client to keep updated and continue building market knowledge
  • Suggest ideas along the way perhaps not yet considered
  • Represent client in all negotiations or at auction

 

Vendor Advocacy (For Sellers)

That is … Our introducing the best selling agent to sell your property. (This service does not conflict with our buying services)

Buyers can also be sellers and it is very handy to know the right people  when you are selling. We are “in the field”, and know the successful agents. It’s the right combination of estate agency and personnel at the company who will personally be looking after you, that makes for the best selling experience. The result is quality communications with quality outcomes. 

Allowing us to refer your agent will enable you to achieve the best outcome in the sale of your property. Additionally, during your selling campaign, we will be at arm’s length to both agent and vendor to give our independent opinion on any matters such as when offers are obtained, interpretation of activity, etc. At the onset, we also assist in ensuring the sales commission rate charged is fair and the advertising (marketing) costs are kept to a reasonable minimum.

The good news is our vendor advocacy service is free to you. The selling agent will pay an “introducing” estate agent (that’s us) a referral fee in recognition of the new business introduction. We have assisted many past purchaser clients in this way (and vendors generally). Selling agents are very happy to receive business in this way. Excellent outcomes including top prices and excellent service are what we aim for with our clients.
